Design You Can Live In: while some buildings look great from the outside, designers sometimes forget that people have to live in their creations. At TEN21, we spent hours poring over plans and putting ourselves in your shoes: How does this unit feel? How will this space live? We’ve thought through the details, from kitchen cabinet design and furniture placement to the orientation of doors and windows for good views and natural ventilation. Our units are professionally designed to meet the needs of today’s demanding households.  They suit a variety of lifestyles, with upscale, durable finishes and great views. Enjoy open-concept living rooms/kitchens and generous bedrooms. Affordable Living

TEN21 Apartments are being financed with affordable housing tax credits. The Section 42 program has been in place as a way to encourage private developers to build high-quality affordable housing communities. The financial assistance we received to build TEN21 was used to reduce the overall cost of our project. Other than income qualification, TEN21 functions like any other “market rate” apartment community; tenants must pay their own rent and utilities. Income restrictions do apply. How the Process Works

A potential resident’s income is verified and measured against the Muskegon Area Median Income. To qualify, an applicant must earn less than the maximum income allowed in each income category. A variety of units are available in each income category as well TEN21 has market-rate units with no income restrictions. 


The owners of TEN21 made a commitment to sustainability as a core value. We worked with our architects and engineers to design a building with all the right details: recycled materials, low VOC paints, an advanced air sealing package, plenty of natural light, and ventilation. We met with energy consultants to fine-tune our energy systems. We’ve continually looked for ways to make TEN21 a better, more sustainable development throughout the design and building process. 

TEN21 is LEED® certified project, a rigorous third-party green building certification program. We’re also proud to make TEN21 a completely SMOKE FREE building. Breathe a little easier and know that everyone at TEN21 shares your commitment to a healthier lifestyle.

We Love Pets!

At TEN21, you can keep up to two (2) pets in your apartment… and we won’t even count the fish! But as it goes, we want to avoid any issues with pets and most importantly, we want everyone to enjoy their home.

  • High-risk breeds strictly prohibited (ask for a list)
  • All pets must be on a leash at all times
